The interior is finished in drywall, wood trim and white pine paneling with a high a vaulted ceiling in the living room. Additionally there are two wood burning fire places. One in the main living area and one in the master bedroom. The attic is finished in drywall and plywood flooring providing an abundance additional storage space. Cabinetry in the kitchen is all built-in with electric appliances including refrigerator, oven/stove, dishwasher and microwave. There is also a solid built safe room. Kiamichi electric is the electrical provider and Sardis Lake Authority is the rural water source. Perhaps one of the most sought after features of the ranch is that it has so much water. To begin with there is a 7+ acre stocked lake that sits just East of the house. The lake depth will range from approximately 23 at the dam to just over 2 on the West end. The primary water source for the lake is runoff water and youll be excited to know that this area of the state has an annual rainfall of over 50, keeping the lake level consistent. Stocked in 2010 by the state of Oklahoma the lake contains largemouth bass, bluegill, and catfish. Bring your fishing poles, kayaks, and duck hunting gear because the lake has a year round recreational uses. In addition to the lake there are 2 other good size ponds stocked with bass. Last but definitely not least is Fobb Creek. Fobb Creek flows through the Western side of the ranch. It is a full time creek and will flow heavy during the wet seasons of the spring and fall and will slow rapidly during the hot summer months. Fobb creek will still flow in the summer and has several different water holes and large pools of water year round. The creek provides an ample secure water supply for wildlife plus is a great place to sit and picnic on a nice afternoon.
Fobb Creek Ranch is truly a hunters paradise with the Western half of the ranch being restricted from cattle grazing and being primarily managed for whitetail deer and turkey habitat. Deer in the area more than plentiful and there is also a strong turkey population. Food plots are put in each fall and while its common to have a resident deer herd its extremely exciting to see what bucks will travel off the mountain ranges and into the valleys each fall. There truly is no telling what might walk past your stand! This area has consistently been a contending area for state record whitetails and continues to produce trophy deer year after year.
